Question on exchange

Can an individual do two 1031 exchanges in one calendar year?

Any IRS ramifications?

Any rules on this?

I'm pretty sure that would be okay.

But, in all honesty, I've never before considered the possibility that there might be a limit on the number of 1031's in a year...

There is nothing in ?1031 that would indicate that there is any limit to the number of exchanges that can be made. The basic provision of the statute says,

"No gain or loss shall be recognized on the exchange of property held for productive use in a trade or business or for investment if such property is exchanged solely for property of like kind which is to be held either for productive use in a trade or business or for investment"

Based on that language the implication is that there is no limit, unless a limit is otherwise imposed under the statute, which is not the case.

The Instructions for Form 8824 state:

"Multiple exchanges. If you made more than one like-kind exchange, you can file a summary on one Form 8824 and attach your own statement showing all the information requested on Form 8824 for each exchange."
