Council tax VOA

I know this was discussed a little while back on this group but I didn't consider my own circumstances then to ask this but:

I'm planning to create an ensuite bathroom from the space in our existing bathroom. I've just received my VOA form that has to be filled in within 30 days. It asks how many bathrooms do we have. I'm wondering if it will cost me more or less in the long run if I put 1 or 2? The ensuite I was planning to do as you do, when you have enough money - at some point in the future type of thing - possibly very soon, but it depends - you all know what its like?!.

So what's their game? If I put 1 are they going to leave me in my current band and if I put 2 they'll put me up? If so, when I come to sell, do they re-assess and then charge the next owner the new band or what?

Suggestions?!

Well, unless you *actually* put the 2nd bathroom in before you answer the question on the form, the only truthful answer you can possibly give is "1".

The enhancement may or may not be of sufficient "official" value to trigger promotion into the next band, but if it is, then I think it won't affect your council tax bill before you sell, even if there is a further revaluation before you do.

When you sell, your marketing blurb will probably need to show your band. This will be what it is now, unless there is a revaluation between when you add the 2nd bathromm and before you sell. So it is doubly in your interest to delay putting it in until after the present revaluation.

Why, naturally...unless it was in my interest to put it in first then perhaps I could have made it look as though a second bathroom was being created in case of an inspection. But, I do, however, want to do it properly.

In real terms, unless you are on the cusp of a band, the bands are so wide that it is unlikely that an extra bathroom within the same space would make any difference. In fact, IIRC, the criteria was that houses were viewed from outside, and assumed to have a reasonable specification for their type and location. We were not allowed to enter the grounds, and certainly not the houses, when carrying out the valuations.
