Looking for home insurance advice

So I go to a home insurance website to get a quote for a house I will hopefully be buying soon. And encounter a few issues.

Like how much my contents are worth. OK, with a bit of effort I could maybe come up with a number, but are there any decent rules of thumb around, or a list to make sure I have forgotten nothing?

And how much it would cost to rebuild the house. How am I meant to know that - do I get a quote from a builder?

Then right at the end of the quotation process I get a list of conditions. Like the required number of levers in locks on outside doors. So if I need to make a claim, does the assessor dissect my locks and count the levers? Am I meant to do that before I accept the quote?

I don't necessarily want the cheapest quote. I want a policy I can be sure will pay out if I need it to - in my mind that is what insurance is all about.

So where is the best place to get a policy with no catches, and/or where is the best place to go for advice on insurance values?

A lot of Insurance companies these days go by number of bedrooms in house.They normally cover your contents for up to a total of around 50k.

More th>n were very useful on the phone - they have 66k cover I think for contents which is plenty for most people If its not a standard renewal you're often better speaking to someone on t'phone rather than filling in a form on t'internet.

Whatever valuation you have done when you buy the house will AFAIK include a rebuilding cost. (Interesting to compare with what you get from the onlione calculator!)

The difficulty only really arises when you've owned the house 10 years, and rebuilding costs may well be very out of step with market prices (either up or down).
