Local & Mining Searches

I am in the process of buying a property with a mortgage. Can I instruct the solicitor to buy the property without the Local & Mining searches.



How long do these searches normally take. Is there anyway to speed them up and get them done in a day or two?



Obviously I wave all my rights to common sense. Just asking the question.

It depends on the mortgage company, and the area when it comes to mining searches.

Some mortgage companies are awkward and for some strange reason don't like to accept personal searches (ie you take the form from person to person in the council to get the answers rather than wait a fortnight for them to do it). Make sure your solicitor has cleared funds to pay for the searches - if you give them a cheque for the searches they will wait for that to clear before sending off - another week gone.
