mortgage question

If during a divorce it is decided that one spouse will take 100% ownership of the matrimonial home, and the other party's name will be removed from the deed, is it required that the spouse who takes ownership refinance the mortgage solely in her name, and if so, do child support payments made from the husband factor in as income to her during the approval process for the new mortgage? Basically, the wife does not make enough money in her own job to make the mortgage payments, but with the child support coming from her ex, she can more than cover the payments on the mortgage. How does this factor in to whether or not she can get a mortgage on her own?
