I think you've summed it up nicely. Talk to your buyers and find out their situation - are they renting - could they extend month by month or is it a fixed term contract?
I would say 6-8 weeks is a reasonable amount of time for the people you are buying from to find a new house, and then another 6-8 weeks to complete. Of course, it all depends so many more factors but I reckon thats a fair place to start.
