Rental Property allowances

Hi,

Could anyone tell me what relief I can off set against the rent on my property i.e. wear and tear is 10% (is that 10% of the annual taxable income?), maintenance etc. I would like to a check list of things I could do to reduce the amount given to the taxman.

Any help would be appreciated.
