Selling a house privately

Hello,

I'm about to put my house on the market, when a friend said he was interested in buying it privately from me without estate agents.

How do we go about this? Neither of us needs much in the way of protection - I'm going to be completely honest about the house and its condition and I know that he's not going to screw me over.

Do we need solicitors or do I just swap the deeds for a fistfull of cash?

You ceratinly don't need estate agents. They are there to help you sell the house, which you've managed without them. However, you will need to have the ownership of the house 'conveyed' to the new owner. You can do this yourself or you can employ a solicitor. You need to make suitable arrangements about the exchange of the money, though!

A solicitor has PI insurance if they foul up, but what happens if you foul up a DIY conveyance?

for 35 you can order a for sale board with whatever number you want. Once you get an offer get hold of a solicitor or conveyancor & away you go. 2-3000 better off!

It could get them a more lucrative offer, which the friend might agree to match.

Some form of escrow may be appropriate.
