Selling a house online

I'm wondering about the options for bypassing Estate Agents and selling a UK property online. I've had a look at a few websites, and I suspect the ones I've seen are, at best, offering to take money upfront and then register the property on the same few national sites used by the High Street agents.

Any advice, experience or information from group users would be very welcome.

Have other houses sold on your street recently? Any private landlords knocking about? They're the only ones that've bought houses on my street for the last 3 years.

Mmm, sadly I'm also a private landlord, and our B2L hasn't currently got any tenants, and, yes it is on our street. But looking back on previous postings to this group suggests selling without an Estate Agent isn't such a good idea... DC

Finding a buyer can be the easiest part but getting the sale through to completion can be the difficult part.

On a TV programme which reviewed DIY sales, they said that the greatest value of estate agents was in filtering out timewasters. Unfortunately it seems there's a lot of people out there who are disorganised, couldn't care a less about anyone else, and will then blame everyone else but themselves for any problems. It's a pretty damning indictment of British society.

Try to get a contract race going - contract talks; bullshit walks.

I sold my flat (EH6 5AR) in December using a FOR SALE sign in the window, a flyer on the bus stop outside and an advert on Gumtree. We got the top price any of the estate agents suggested we might get at a 'good time of year' and about 12K more than most thought. We had over 20 people respond to our efforts and sold it in three weeks to one of the Gumtree responses. We got about 12K more than the previous person to sell although it is difficult to compare like with like and that one was double glazed and ours was not. Ours was ground floor with a good outlook and the other was on the third floor. I sold our previous semi in (KT3 3BY) in 1994 by putting a sign in the window. The person who rang the bell an hour later bought it although it did drag on a bit as he was a very cautious buyer with a negative equity on his existing property. If you are not in a hurry to sell it is well worth trying. I was able to afford to buy our new property without selling the old one and was only prepared to hand it over to an estate agent after we had moved. Derek.
