Does one need to obtain special buildings insurance on a rented property, or is standard building insurance ok?

Tenants can't normally get buildings insurance! Did you mean let property? Letting is a material fact and is likely to increase the premium.
Google for "landlords insurance".
Standard insurance won't provide cover for let properties unless it specifically says so (but usually they don't even like lodgers).
Landlord's insurance tends to cost a bit more.
