Evaluation survey for a studio flat in Southampton

Hi all,

First of all, sorry, I am not sure that "evaluation survey " is the right technical term for checking the conditions of the flat and of the building.

I have been asked for 200£. The studio flat in about 40 square meters (430 sq. foot?)

Is it a fair price? I heard of 400£ for a big house in the country, so I was expecting to be asked to pay something like 100£.

Any idea? Where can I compare prices among different companies for the same job?

The UK relies less on exact size for pricing than the rest of Europe.

I assume you mean 200,000? This is a lot of money for a studio flat - is it in London?

I would be wary of studio/one bedroom flats in any property slump. It took a friend of mine 10 years to sell her one bedroom flat at barely more than her purchase price in 1989.

A Report for Valuation purposes is really just that, and takes no more than a rudimentary view of the condition of the property. It is there for the lender to base the loan value on.

I think she is talking about 200 for a valuation survey. Too long since I had one done to comment on it, but it doesnlt seem too cheap. Cheapest version is the homebuyer valuation which just confirms it exists and is worth the sort of money the buyers is asking. These should cost from 100 according to

No its lender's valuation that costs £100 which is for the lender only although most mortgagees let you see it.

The 'Homebuyers' survey is more expensive and more comprehensive.

I am sure that you and John Bishop are correct that the OP was referring to the cost of the Report and not the property.

I thought I was fairly alert this morning - but obviously, brain still in bed. :)
