Factors affecting the price of land

I am considering buying a property in the Tatra region of Slovakia ( for those not in the know, the Tatras are often called the miniature Alps and attracts tourists for hiking/mountaineering/skiing etc. ). One of the properties I am considering is in a place where two things are expected to occur: a lake will be created there and a motorway will be built nearby. Normally I would have expected both of these things to increase land prices but I am not sure, particularly about the motorway. For an area which relies on its natural beauty a motorway may not be such a good thing. Also, is there an easy way to find out what the "going rate" for land is?

Will either the lake or the motorway be situated on your parcel of land? If so, this might affect the value.

They shouldn't be situated on the land, but I should be very near and with a good view of the lake when it appears.

My land isn't likely to be taken by the government in order to implement either the motorway or the lake, if that is what you mean. I should have a good view of the lake though.

It is what I meant, although I was being a bit tongue-in-cheek, I'm afraid. I would have thought that the building of a lake would increase the value if it's reasonably close to you. The motorway, though, I'm not so sure. It could be regarded by others as an asset to enable them to get there more easily. On the other hand some would regard it as a eyesore. But generally I don't think they are regarded as eyesores provided they are not too close. If very close they are definitely a put-off because of the noise.

As far as finding the value, why don't you contact an agent who specialises in these things?
