Got tennants in my Buy to let

Okay at last after 12 weeks of refurbishing I have tennants moved in on a 6 month AST. The tennats seem ideal. They were looking for some where long term and wanted reassurance that we were looking long term as well. Tennants have moved in and have asked for permission to do various jobs to the house like put new fencing up and redecorate a few rooms to there taste. I said not a problem as not structural etc. I have been invited around to the property for them to get my approval and what they have done so far is fine. One question that was asked was if we did decide to sell would we give them first refusal to buy it. I explained that we were looking long term and was not looking to sell but if we did we would inform them and get a valuation on the house. Is this right? The tennants obviously want to make it their home which I`m happy about and I have said I do not want to forget about the property and will invest in the upkeep of the property. Do the tennants have any rights to buy (I dont think they do as it a proffessional 6 month AST set up) Also what about any work they do to the house like fencing that may help increase the value ?

AFAIK, tennats in private rental agreements have no "right to buy" what so ever... this only applies to LA housing (the same as any private rental period cannot be used in qualifying for an LA RTB discount.

However, regarding the work that they have done, if the tennancy agreement was ended, they may have recourse to have refunded by you the cost of any improvements that have been made, especially if these were made with your knowledge and approval. This would be most relevant if the tennancy was ended at your request, if they chose to move, then there case would be weaker.
