Guarantor for Flat.

Hi, I hope this is not too OT, but it relates to finance.



I intend to rent a flat in London either directly from a landlord or via an agency. I am in my early twenties and intend to get a job in London, but have not done so yet.



Would I have a problem renting a flat. My father is willing to put himself down as my guarantor, and we both have decent credit records.



In other words, would the agency demand that I should be employed (that is having regular income coming in) or would my father being a guarantor negate this?



I realise that I could just claim to be a student, hence not having any income, but then of course they would assume I wouldn't be paying council tax, which could result in problems later on down the line.

Talk to landlords, but I cannot see too much of a problem. If one landlord rejects you, another will accept. Expect to pay a deposit plus one month's rent in advance. You will be asked to provide references. Normally an employer is requested but there are plenty of people not working who rent flats. . The council tax issue is between you and the council if you rent a flat.

It should not be a problem - providing the guarantor is himself/herself acceptable.

The other route is to put down a larger deposit - or even pay all the rent up front.
