Yes you will get the deeds. They are probably superfluous as the Land Registry is now electronic and paper deeds are a thing of the past. If they keep the deeds for £10, check how much they charge everytime someone wants to refer to them or retrieve them, that will encourage you not to let them keep them!

You could make enquiries about buying your freehold if that is a concern.

I have seen some quite funny covenants - there was one house where you weren't allowed to kill pigs in the garden on Sundays!

Yes, we have had an offer of 18 times the £10 chief rent plus £100 expenses, after some haggling and confusion.

This means 28 years chief up front, and by the time I have broken even, ignoring inflation, I will be 100 years old, as I pointed out to them. My MP suggested looking into purchasing the rent charge via the Government Local Office, and sent me the forms, then Xmas intervened.

There are requirements to get their approval before erecting any buildings on the plot, etc. Having read them myself, I don't like the one which says that they can inspect the property INSIDE and out every six months, subject to one week's notice. OK, they would probably get to meet quite a few of my irate neighbours during their visit, but it would be a nuisance.
