UK only: 4:You Property investment: any ideas?

Morning All



I am thinking of investing in 4:You property

a relatively new property investment vehicle. Investments are in lumps of GBP 5000 and give non-voting shares in the company. The company invests in UK and European property, mainly residential. I have looked at the prospectus and so on and it looks okay. However I am struggling to find any information from other sources (the odd name makes searching a bit problematic).



Has anyone out there heard about this, or have an opinion?



The offer is open until March so I need to make a decision.

I think the telltale line is:

"We plan to increase underlying asset value in excess of 15% capital appreciation per year."

This is not something you can plan.

There investment trusts that hold European property as a lunch chunk of the portfolio, have a good track record and low charges - I'd take a look at them instead (though the one I hold is at a premium so now may not be a good time to invest).
