add value to property - knocking down walls

I have a kitchen 3.5x2m and lounge 4.2mx3.8m (at widest point). I would like to open this up into a larger lounge/kitchen area combined. Might this add value to the property or even do the opposite? Another option would be to open up the hallway that leads off into the bedrooms as the hall is rather large but some areas cannot be made use of due to the shape. This is a flat for myself to live in and I would like to change it (for my personal preference), but only if it does not reduce the value of the property in the long term. I appreciate an objective answer cannot be given unless you actually see the flat, but in general, would this be a definite no-no?

ask a few local estate agents round. Some of them should have a reliable instinct about that sort of thing, will be happy to have made contact with you and will be hoping to again when you come to sell it . Make sure that you impress upon them that you won't be selling for a little while or my guess is they'll all recommend leaving the property as it is just so that can get their grubby hands on the property ASAP.

Alternatively sell now before the crash, reap some profit, rent, and buy later a flat which meets your requirements without the hassle of employing tradespeople. You could save a lot of money.
