Escrow for Properties...

Escrow for properties in Spain, Florida, etc... any interest?

We mainly run an escrow service for import/export to protect their trade and ensure they get paid, but have today just trained up two agents to help one client sell his products to the property development market, and escrow was raised as an added product for them. Is there any interest in using it from anyone here?

There are several ways we could offer a service - e.g.. holding deposits in the UK on new developments o.seas until they're complete and approved by the buyer. As we have a partnership with a trade finance source we can also work to help developers leverage the deposits to raise much of the finance to conduct all building and completion (with other insurances in place to protect the deposits and investment).

There are other applications for this and we will be talking to a number of developers in the next few weeks.

Anyone else want to chat?

I would be anxious about dealing with a 'company' that does not display its legal status anywhere (Incorporated? Partnership? Sole Trader?). No registered office, place of incorporation etc.,

Not sure about some spelling either,,,, but perhaps that is just Americanisms v my antique grammar.

The site implies that if I didn't want to deal with them "then you'd better steer clear of" me. EH??

They claim to be "faster, easier and cleaner alternative to letters of credit."

but as safe? I ask......

(BTW if you click on the web link it turns out to be a freeserve address)

Dear "John" if that's your real name,

you can (1) visit our offices at the address on the web site (2) call me to confirm our security procedures (3) tell me where the typos are (always rewriting the site in light of user critique (4) ask anything else you wish to reassure yourself of our integrity and security

but, no, you didn't. mmm.....?

But you only get one chance at a first impression, and you received a critique of his first impression, which seemed fair enough.

It is

Might just do that at w/e, its not far away,

If you wish to hold client cash, wouldn't you put how you do it in the advert so as to give some comfort?

Sellor, secuirty, "The" instead of "this", supplir, reasurance, experieince, approched, comitment are the ones I remember.

Yes I did, in the post.

You web page is an advert and as such should comply with the law.

In the case of a business name for a sole trader or partnership you are obliged to declare the names of the individuals. If it is a limited company than that status should be displayed, the address of the registered office should be supplied together with the place of registration and the registered number. You do none of these.

Thanks for the comments I have made a few edits of the spelling errors I could identify but stand by the rest of the service. Don't worry though I now have some estate and lettings agencies in discussion with the service, so this does work. Ta!

Hmm, still no statement of your legal status, i.e. partnership/Ltd Co etc., or have I missed that?

So having some initial enquiries means it works? Eh?

My pleasure.
