First Time Buyer, Mortgage Advice Please

My partner and I are interested in a mortgage. At the moment I am working but she is not. Our income for the year would be around 10,000 (maybe closer to 12,000 but using the first figure to play it safe) i think but my mother has agreed to be a guarantor to a mortgage. The house we want a mortgage for is valued at 50,000

Does anyone know of a place that would offer us a mortgage with those details in mind?

We are totally new to all this so any other advice would be very helpful, i.e websites or other information to have a look at.

In reality there probably is no single impartial source of mortgage advice its just too wide. Maybe picking 2 or 3 advisors who cover the market might be the best bet.

Go to the Economist's website and read their 16 page Summer article on UK house prices and then, if you can, wait another 18 months before buying a UK property - you will probably find they are alot cheaper then than now.
