Pre-registration Deeds and Documents

Excuse my ignorance but it is important to ask.

What are 'Pre-registration Deeds and Documents'. I was sent a letter by my solicitor asking me to collect these documents otherwise they would charge me an annual fee. How important are they and what do I need them for.

I would have thought the mortgage company would have kept the deeds.

btw they look old and there are some original documents.

Your property has now been registered at the Land Registry. The entry in their register is all that is now required to prove ownership and record mortgages etc., The original Deeds are no longer necessary. Because the deeds were used prior to registration and because they will all be dated before the date of registration, they are called 'pre-registration' deeds & documents. They serve no purpose but could be quite interesting to keep and look through.

I just sold my house which was first registered a year ago when I inherited it. The buyer's solicitor has asked for the original deeds, in particular, the previous transfer (which was not recorded on the land registry).

...and it can be done wrong. it took me a long time to get the land registry to correctly record the covenants affecting my property. They missed out the word "not" in the text and completely reversed the meaning; they got the 'affected area' plan wrong and then they got it wrong again when I corrected it.
