Tips for selecting a solicitor for small property development project?

I own a couple of flats in a converted building and now wish to sell them individually. There are many solicitors in the area who would be glad to draw up leases for me, but I want one who is experienced in this typed of work and will be frank about potential legal snags that I might encounter, either before or after the sales are completed. I am wary of the type of solicitor who fails to mention, or glosses over possible legal snags, for fear of putting me off the project and losing the business. Can anyone offer any tips on how to pick one that will be good for me in this respect? It needs to be one who I can phone up and get a quick response from too.

I found one locally who specialises in property and he impressed me with his knowledge and ease-of-communication, but I also suspected him of being a 'glosser', so to speak. Perhaps I'm overly paranoid. I am new to this kind of project.

It would be great if I could have some sort of agreement that I pay him for his work *after* the sales (or at least the first sale) is completed - so he would have a vested interest in making sure they get sold without any snags. It would also ease the financial burden on me prior to an actual sale. Would that be feasable? I realise this wouldn't protect me against after-sale snags though.

How about the location of the chosen solicitor. Is it best to have one who is local, or is there an advantage in getting an out-of-town one, to minimise conflicts of interest?

I guess it's the same as selecting any type of tradesman - you can't beat personal recommendations. Do you know anyone else in your area who has recently sold similar property? If so, find out who they used and whether they were satisfied with the service provided.
