QBP2004 Property Management Tenant Setup

The current setup for the existing property management system is Customer=Property name and Job=Apartment number. Class is not used.
It appears that the most accepted format is Customer=Property and Job=Tenant.
I need to create reports by apartment# and tenant (tenant ledger). I would be using class for a different purpose.
Is there another format similiar to this?
Customer=apartment# and job=tenant or reverse these fields.
Is there a combination in the job field for both tenant and apartment#?
This setup would be for this property only and not multiple properties.
My objective would be to create a tenant ledger (history) with all charges, rental charges/payments and various types of security deposits (pet,etc).

That is a possibility though the class on this apartment building would be used for various types of expenses such as government subsidy, owner reimbursement, and in a few instances tenant reimbursements.
I guess I could setup a class similiar to the following:
Apt# 999 1 or 2 or 3, with the numerics specifing expense types!?
