House deeds

I am the sole heir to my aunt's estate, who died last year, and have obtained a Grant of Letters of Administration, as she died intestate. She also owned a house, which I should inherit eventually, but unfortunately neither myself or my solicitor have been able to locate any deeds or record of title of the property. I have searched on two land registry websites and both state that the property is not registered, although all other houses in the terrace are registered.

We have checked with the original mortgage lender with the same negative result, although I have the building society passbook which shows that the mortgage was paid off many years ago. Her husband died in the late 1980's, so surely there must have been some transfer of joint to sole ownership, although I cannot find any record of solicitors she/they used.

My solicitor has advised me to try to contact any neighbours who may have known her for a long time so that I can obtain affidavits from them, although I'm concerned if this will be good enough. Is there any other possible action I could take to establish the title to this property?

I suppose this a obvious, but have you asked at her bank if there is a deed box or a 'package' being stored for her.
