Rental problems

I have had my first bad tenant. Starting paying late and lying so i told them they had to leave. I actually thought i was doing them a favour as they clrearly couldn't afford it and they seemed releaved when i told them i wouldn't make them stick to the lease. They left pretty cleanly but owe around 500. I've since found out they had set 4 ntl accounts in false names. I also suspect they will have commited other forms of fraud using my address. Could there be any repurcusions? What action should i be taking to recover what is owed to me too?

The small claims court is cheap and easy. Don't waste time and money with a solicitor. If the tenant is young, with no ties and no money, you will never see your money returned, even if you get a judgement against him. If he is smart he'll offer to pay you 2 a month for the next 250 months!!

The best thing to do is track down his parents and send all court documents and demands there. His parents will probably be horrified at the prospect of a judgement being registering at their address, so they may chase him to pay or even pay themselves.

I've had a few tennats commit identity fraud at my properties. You are not responsible for their actions. However you should make sure that they have not signed up to services, bank accounts etc in your name. This happens quite a lot to landlords who have mail sent to the rented property.

Have you committed an illegal eviction by doing so ?

Perhaps they're relieved because you've behaved illegally and they can now sue you.

It will not be linked by name, but the property may be placed on the CIFAS register.

Small claims court via moneyclaimonline assuming you can afford to lose the court and bailiff fees if as often happens you can't locate them to recover the money.

Could you be thinking about GAIN, which seems to be a place on the credit report where lenders can register if you do a runner?
