Why is accurate data important to property investors?


I was considering market value, property location, future local regeneration projects affecting property values...


The question relates to commercial property investment, so if anyone can offer advice or insight, I would be deeply grateful.

So they dont get ripped off.

They do together with many other factors, including current usage, future possible usages, local community needs/wants, local council attidudes to commerce in that area, the list is endless.

I'm not really sure what the question is.

Get an indepedent RICS valuation. I doubt it will tell you much more than someone sucking his teeth and multiplying square feet x the average comparable property price.

But it will be a second opinion. If you don't like it get a third opinion.

It sounds a bit like an essay from my surveying masters that I submitted last month.
