Equity not correct in Loan Account Bargraph

Using Q2008 H&B, Win XP Professional.

Refinanced a property. Set up loan as usual. Linked Asset Account. When I open the liability account and go to "Overview", the Account Status section correctly shows the value of the linked asset. However, the Account Balance bargraph does not recognize any value for the asset account. All settings under Options>Customize are correct as far as I can tell. However, when I open the asset account, the bargraph displays correctly.

Clues:

  • This is observed on three loans (different properties.) All of these loans were refinances (where there is another liability account) but the previous liability account balance had been zero for at least a year on 2 of them and the third was an immediate refinance (where the new loan paid off the previous one.

*In the liability overview window under "Account Status" I have no line item for "Equity" for these 3 loans, as I do for other loans. However, "Value of Linked Asset" displays the correct value.

*I have at least 60 active loans set up in Quicken, and this behavior is not observed in the other loans I have looked at. None of the other loans were refinances, so refinance seems to be a common denominator.

Refinance? Or multiple liability accounts linked to one asset account. I think the same results will occur if there is a first and second mortgage.

FWIW: I was able to reproduce the problem in Q2008 ... and Q2002 ... and, unfortunately, Q2010.

As soon as I linked the second liability account to the asset account, the Equity disappeared from the Account Status displays for both liability accounts, and the Balance graph dropped the asset account for both liablity accounts.

[I don't think it matters, but for my test, I did not setup actual loans; I just created Liabilty accounts and gave them values. I did try to have the liability account balances reflect what I thought a refinance would do - when liablity 2 started, I zeroed out liability 1.]

Both. Even though the previous liability account now has a zero balance, I left it linked to the asset account in order to have an accurate history. I have not tried to unlink the previous liability account to see if that makes the current bargraph correct, but will try that.

I have one property with a 1st & 2nd. When I have access to Quicken again next week I'll check to see if the equity is correct.

You were correct: Two active (or one active/one inactive) loans linked to one asset account incorrectly displays as if there is a zero balance in the asset account. Disassociating a loan from the asset account makes the bargraph show the linked asset.
