AST Tenancy agreements

After 2 months with a letting agent trying to find tennants I have got fed up with their under performance. Not open on Saturdays and shut for two complete weeks over Christmas. I have a potential tennant who is interested so may tell agent thank you and goodbye and do it myself. I have looked around for a free AST agreement of which there are very few so can anyone recomend a good place to download one and pay .

There's a lot of crap agents out there. Industry association is, ime, indicative of lower standards.

Strong words. What do you mean? Is it (a) or (b)?

(a) Widespread low standards tend to lead to the forming of associations by firms seeking to uphold high standards, thereby trying to assure their clients that they can deal with their members with confidence, and so long as you pick the right association you probably will avoid the dross.

(b) Any firm making a big thing of membership of some association or other is likely to be trying to leech undeserved recognition, and one would be better off dealing with a firm staking its reputation on its own name.

b - although I think it's more a case of getting complacent once firms have membership and a lack of critical monitoring of members by the associations.
