Foxtons again...

A quick seach shows the only planning planning permission in recent times on this plot was 26th May 2006, for a "temporary car park" on a "0.138 hectare" site - less than half the area Foxtons describe.

Search by Address "34 Portsouth Road" then click "Planning"

I think it very unlikely that even the most dishonorable of estate agents is going to advertise a plot as with PP when it doesn't have it.

No-one is going to spend 2 and a half mil without doing the necessary due diligence and this would leave them open to a criminal prosecution.

The price still looks much too much though. The price for a house in the areas appears to be 495K (most properties are flats at under 200K to 300K) so at 400K per plot plus building costs of 100K there's nothing in it at all for the developer.

It was the RBK website which was wrong ands has now been updated for the planning permission, which has long since lapsed:

10/02/2003 - Erection of 6 x 3 bedroom two storey houses, partially below ground with courtyard gardens

...so I apologise if I impugned Foxtons.

But the area is (variously) 1542.41 sq m (per RBK) or 0.138 hectare (per PP 26/5/06), so what kind of Acre measurement are they using to come up with "approximately 0.9 acres". I make it just over 1/3rd acre.

Even if permission has lapsed, it is highly likely that if the same were to be applied for again, based on the previous granting of permission, that it would be granted again.

Google says you are right. Maybe you should ring up F*xtons to correct them?
