There can definitely be some problems with Quicken rental property features, and accurately recording rent is sometimes one of those problems. I think virtually all of the rent recording problems stem from the Quicken Rent Reminder automatically generated when a Tenant is assigned to a Rental Property.
I would suggest to anyone using Quicken Rental Property features that they do NOT plan to keep/use the Reminder that Quicken creates when adding a Tenant to a Property. The reminder that Quicken creates can cause problems, and it is not necessary to use it.
I would delete the Rent Reminder created by Quicken (the user can tell when a rent reminder was created by Quicken: Editing such a reminder in Bill and Income Reminders, brings up the "Edit Rental Property Tenant" dialog, rather than the expected, "Edit Income Reminder" dialog).
After deleting the Quicken created rent reminder, the user can create their own rent "Income Reminder"; being sure to use the EXACT Tenant Name as the Reminder payee, a Reminder Due Next On date that corresponds to the start date of the rent and a frequency that corresponds to the Lease Terms specified for the Tenant, the EXACT rental Property Tag as the Reminder tag, the EXACT rent amount as the Reminder Amount Due, and a valid rent income category (the category should have a Schedule E rent income Tax Line Item assigned) for the Reminder category.
